Everybody is trying to do some shopping in NorthPark Shopping Center in Dallas, Stonebriar Shopping Center in Frisco, Allen Outlet Center in Allen, Willow Bend Shopping Center in Plano and all surrounding Dallas Shopping centers and the others are getting ready for Christmas Parties in Dallas.</p>

<p>One Christmas, a long time ago, Santa Claus was getting ready for his annual trip; but there were problems …… everywhere.</p>
<p>Four of his elves were away sick and the trainee elves did not produce the toys as fast as the regular ones. So, Santa was beginning to feel the pressure of being behind schedule.</p>
<p>Then, Mrs. Claus popped in to tell Santa that her mother was coming to stay for Christmas; which stressed him even more.</p>
<p>After a while, he went to harness the reindeer, he found that three of them were about to give birth and two had jumped the fence and run away, heaven knows where to.  Then, when he began to load the sleigh one of the boards broke and several large toy- bags fell to the ground, scattering their contents all over the place.</p>
<p>Needless to say, Santa was not in the best of moods.  Suddenly, the doorbell rang and he went to the door expecting another problem. But when he opened it, there was a little angel with a great big Christmas tree that she had brought especially to cheer him up.</p>
<p>The angel greeted him very cheerfully, “Merry Christmas Santa Claus. Isn’t it just awonderful day? I have a beautiful tree for you. See, isn’t it just the loveliest Christmas tree you’ve ever seen? Where would you like me to put it?”</p>
<p>Thus began the tradition of the little angel on top of the Christmas tree..</p>
<p>Hope you all have someone to cheer you up when everyting hits the fan!!!</p>

			<content:encoded><![CDATA[<p>As you may know, the Texas Legislature has now imposed strict standards for homeowners who apply for a new property tax homestead exemption. As of September 1, 2011, homeowners must provide proof to the county appraisal district that they live in the house they claim as their principal residence. The new requirement does not apply to homeowners who already have homestead exemptions. It affects only new applications for exemptions sent to appraisal districts.<span id="more-288"></span></p>
<p>House Bill 252 requires a copy of the homeowner&#8217;s <strong>Texas driver&#8217;s license or state identification</strong> card and the homeowner&#8217;s vehicle registration receipt be sent with the homestead exemption application. If the homeowner does not own a vehicle they can send a current utility bill showing name and address, along with an affidavit provided in the application indicating non-ownership of a vehicle. The address on the documents must match the address for which the homestead exemption is requested.</p>
<p>The new law affects new applications for the general homestead exemption available to every homeowner as well as the over-65 exemption, the disability exemption, the disabled veterans exemption, the extended exemption for a homeowner&#8217;s surviving spouse and the manufactured (mobile) home exemption.</p>
<p>In addition to proof of residency, homeowners applying for a homestead exemption on a manufactured (mobile) home must also provide proof of purchase of the home and a statement of ownership and location issued by the Texas Department of Housing and Community Affairs.</p>

			<content:encoded><![CDATA[<p>Good news from RISMEDIA on April 29, 2011 that announced, March saw another increase in pending home sales, with contract activity rising unevenly in six of the past nine months, according to the National Association of Realtors®. The Pending Home Sales Index, a forward-looking indicator based on contract signings, rose 5.1 percent to 94.1 in March from a downwardly revised 89.5 in February. The index is 11.4 percent below 106.2 in March 2010; however, activity was at elevated levels in March and April of 2010 to meet the contract deadline for the home buyer tax credit.</p>
<p>MLS Multiple Listing Service announced that In March there were 1789 new listings in Collin County, reported closed sales shows 818 in Collin County, 1029 listings were unders contract, Inventory of homes for sale in collin county is 4,544 in March.<span id="more-272"></span></p>
<p>The data reflects contracts but not closings, which normally occur with a lag time of one or two months.</p>
<p>Lawrence Yun, NAR chief economist, says home sales activity has shown an uneven but notable improvement. “Since reaching a cyclical bottom last June, pending home sales have posted an overall gain of 24 percent and demonstrate the market is recovering on its own,” he notes. “The index means modest near-term gains in existing-home sales are likely, which would be even stronger if tight mortgage lending criteria returned to normal, safe standards.”</p>
<p>The PHSI in the Northeast fell 3.2 percent to 63.4 in March and is 18.4 percent below March 2010. In the Midwest the index rose 3.0 percent in March to 83.5 but is 16.6 percent below where it was a year ago. Pending home sales in the South jumped 10.3 percent to an index of 110.2, but are 10.5 percent below March 2010. In the West, the index increased 3.1 percent to 103.7 but is 4.1 percent below a year ago.</p>
<p>“Based on the current uptrend with very favorable affordability conditions, rising apartment rents and ongoing job creation, existing-home sales should rise around 5 to 10 percent this year with sales growth of lower priced homes likely to outperform high-end homes. That means the price trend will reflect more homes sold in the lower price ranges,” Yun says.</p>
<p>“The good news is that recent home buyers are staying well within budget, leading to exceptionally low loan default rates among home buyers over the past two years,” Yun adds.</p>

<p>The latest news is on the road constructions are from Dallas, Collin County area in Plano, McKinney and Frisco area. Dallas business journal, Matt Jones announced that The North Texas Tollway Authority is moving forward on two projects to improve traffic conditions in Collin County.</p>
<p>Collin County’s traffic would improve effectively after the North Texas Tollway projects in Frisco and Plano, the authority plans to start placing 300-foot steel beams to build the new Sam Rayburn Tollway-Dallas North Tollway section.<span id="more-256"></span></p>
<p>Authority spokesman Michael Rey announced that the budget for the five-level intersection is $80 million. The project began in February 2010 and is scheduled for finalizing in January 2012.</p>
<p>The North Texas Tollway Authority has released a new direct-connecting ramp at the Sam Rayburn Tollway and U.S. Highway 75 intersection in McKinney area. The new ramp connects southwest-bound tollway lanes to southbound U.S. 75 highway main lanes directly.</p>
<p>North Texas Tollway Authority spokesman Rey mentioned that the new ramp makes up $14 million of the interchange project’s total cost of $220 million. The project began in December 2008 and the authority hopes to open the final direct connector ramp this month.</p>
<p>Most of the Collin county residents in Plano, Frisco, McKinney, Allen, Prosper and North Dallas will be thankful the resolution of the traffic problem by having new intersections by the North Texas tollway Authority which is planning to improve traffic jam in addition to have better traffic flow. Collin county residents are excited to see the completion of other intersections in the area like 121 highways to Dallas North Tollway.</p>

<p>Texas Governor Rick Perry announced $2.45 million in state incentives for a high-tech company that&#8217;s moving its headquarters to Richardson and expects to create 434 jobs over the next few years according to Dallas business journal by Matt Joyce.<span id="more-268"></span></p>
<p>Perry announced the Texas Enterprise Fund investment for The Virtual Computing Environment Co. during the Richardson Chamber of Commerce&#8217;s annual meeting Tuesday. In addition to new jobs, the project is expected to create $35 million in capital investment, according to a press release from the Richardson chamber.</p>
<p>&#8220;They could have picked anywhere in the world,&#8221; Perry said. &#8220;They picked Richardson, Texas. I happen to think the sky is the limit for what they&#8217;re doing.&#8221;</p>
<p>The company, which goes by VCE The Virtual Computing Environment Company, specializes in converged infrastructure and &#8220;cloud-based&#8221; computing models to reduce its customers&#8217; IT costs and time to market. The company provides bundled data storage, data management and data security, said Timothy Page, a senior vice president at VCE.</p>
<p>Cisco Systems Inc., based in San Jose, Calif., and EMC Corp., from Hopkinton, Mass., formed the privately held company in 2009.</p>
<p>Page said the company is currently headquartered in Dallas. It plans to move its 120 employees to its new facility at 1500 North Greenville Ave. in Richardson starting this weekend.</p>
<p>VCE currently employs about 800 people in Dallas, Massachusetts, California and Ireland. Page said the roughly 430 new jobs in Richardson will be created jobs, rather than transfers from other locations.</p>
<p>&#8220;Our big draw was the technology people in the area,&#8221; Page said. &#8220;You can go to either coast or you can come to Texas,&#8221; Page said.</p>
<p>He said the company has already hired 75 people from universities in the Dallas area and Texas.</p>
<p>&#8220;We’re starting pulling people right out of college, educating them as to what we do, and giving them a fast track to the cloud-computing environment,&#8221; Page said.</p>
<p>Richardson is providing tax abatements and other incentives to help land the deal and secure the cooperation of the Texas Enterprise Fund, said Bill Sproull, president and CEO of the Richardson chamber.</p>
<p>&#8220;This is right in our wheelhouse,&#8221; Sproull said. &#8220;We’re a technology community. This is a technology company. It’s a headquarters. It is precisely the kind of project we do well at.&#8221;</p>
